Minimum Property Standards Required Before Listing

Property owners must have the legal right for their property to be used for serviced accommodation purposes. That is to say written permission from the mortgage provider if the property is mortgaged and written permission from the freeholder if the property owner doesn't own the freehold, as is often the case with flats.
 
Properties must be stand alone: that is a detached, semi-detached or terraced house. A self contained flat. A self contained garden building.
 
Properties must be in good working order in terms of heating, hot water and appliances.
 
Properties and gardens where applicable must be in a good state of repair and maintenance.
 
Properties must be adequately furnished and kitted out such that anything a guest would normally expect to be able to do in a residential property, they can.
 
Bedding must be laundered, preferably professionally. The whole property must be cleaned to a professional standard.
 
All properties are offered on a serviced basis, that is to say there are no extra charges to guests. All expenses that could relate to a property such as: gas, electric, water, council tax, broadband, TV License etc are the responsibility of the property owner

It's the perfect self isolation location for key workers, near to The Hart Surgery in Henley (5 minutes walk) and the Royal Berkshire Hospital in Reading (25 minutes drive). 7 minutes walk to Henley train station. A wonderful 2 bedroom house situated in the picturesque, historic town of Henley on Thames. It has 2 bedrooms (king size beds) and 1.5 bathrooms, a large sitting room, kitchen, and a large patio space. Parking available nearby. Maximum of 4 adults. To make things easy we have a local property manager available, should you have any questions or need anything. What's included? How Our Reservation System Works

A prospective guest enquires via the site as regards availability of a particular property for a particular date. We liaise with the enquirer and the owner to agree a reservation or not. 
 
Once agreed the guest pays the non refundable cost of the booking to Henley Short Stays to secure the reservation. We hold 100% of the guest payment in a client account until 2 days after the guest arrives. We then pay the property owner 95% of of the guest payment and retain the 5% commission.
 
If the guest arrival is more than 2 months in the future, once the reservation is agreed the guest pays a non refundable deposit of 10% to Henley Short Stays to secure the reservation. The guest pays the non refundable balance of 90% two weeks before arrival. We hold 100% of the guest payment in a client account until 2 days after the guest arrives. We then pay the property owner 95% of of the guest payment and retain the 5% commission.
 
Reservations of more than 28 days can be split with payments every 28 days.
 
After a property owner has completed 3 successful reservations (and a gross booking value in excess of £2,000) with us, then they gain trusted host status and can carry out direct negotiations with prospective guests, just advising us of the agreement made.
 
Note
All guest payments are non refundable. If the property owner fails to provide the property as agreed for a particular reservation the guest is entitled to a 10% refund. Guest can pay an insurance premium of 5% of any payments to cover that payment for cancellation insurance if they need to cancel a reservation at any time until 24 hours before arrival. There are no exclusions to the policy.
 
Deposit percentages may increase for high demand event weeks, such as Henley Regatta and Henley Festival.
